I am thinking close to 2024 or shortly after I will cross over 100% of expenses covered (if all things remain fairly the same).

Man that’s some really awesome stuff. First off congrats on crossing $13k in forward dividends, I either just realized or re-realized that. We should be getting to $11k by hopefully November but for sure by the end of the year. Also that’s really cool to see you getting to 80% of your expenses through dividends. I’d guess by 2023 or 2024 you’ll officially reach that crossover point?
